This 1864 townhouse on a prime street in Boston’s historic South End neighborhood was in desperate need of renovation after many years as a rooming house and apartment building.  The house underwent a “gut” renovation that consolidated three apartment units back into the home’s original single-family configuration.  Working within the confines of the South End’s strict landmark regulations, the exterior received a complete restoration, including the historically accurate replication of the original mansard and distinctive curved windows.  Inside, the house received state-of-the-art HVAC systems, new baths, a new kitchen, and new finishes throughout.  The reconfigured home largely reflects its original floor plan, with dining and kitchen at the street level, double parlors one floor up, and bedrooms on the two upper floors.  The original English basement was well-suited to further excavation, which allowed for a bold, full-height contemporary space, which opens to a new rear garden and parking area.  Contemporary inclusions, including the new bathrooms and kitchen, coexist with original details, which were preserved or replicated, as appropriate.  After nearly 150 years of neglect, the house is ready for a new chapter.
